The UAE has introduced a new credit screening system for tenants, potentially changing how rental applications are assessed. Landlords can now request a prospective tenant's credit score through the Etihad Credit Bureau platform, but only with the tenant's consent via UAE PASS, the country's national digital identity platform. This system, rolled out in April 2026, aims to provide landlords with an additional tool to evaluate payment risk, complementing existing checks like salary certificates and employment status.
For tenants, this means their financial history could become a more significant factor in the rental evaluation process. If a tenant approves the request, the landlord gains access to their credit score, offering insights into their repayment history and financial reliability. Conversely, if the tenant declines, the landlord cannot access the information. While not mandatory, landlords might seek additional financial assurances from tenants with lower credit scores.
Landlords benefit from a formal financial screening mechanism, gaining verified credit information before signing tenancy agreements. The system may be particularly relevant for high-value properties, where landlords face greater financial exposure. The initiative also includes an AI-powered upgrade to the Cheque Clearance Indicator feature, helping landlords assess the likelihood of a cheque being cleared.
The use of UAE PASS is central to the system, ensuring tenants retain control over their data. This aligns with the UAE's broader digital transformation agenda, promoting secure data exchange and empowering individuals. The launch of the Tenant Screening platform represents an expansion of Etihad Credit Bureau's services, aiming to boost transparency and confidence in real estate transactions.
