Batangas province, located south of Manila, is rapidly emerging as a key regional growth center, driven by its strategic location, available resources, and a master-planned industrial and commercial hub called LiMa Estate. This 1,000-hectare estate, developed by Aboitiz InfraCapital Economic Estates, is designed as a "smart and sustainable economic zone" and is the largest privately-owned, industrial-anchored mixed-use township in the Philippines. It forms part of the Luzon Economic Corridor, a project supported by multiple countries, highlighting its significance in the region's economic development.
LiMa Estate's Biz Hub, a 70-hectare mixed-use district, serves as the core of this development, integrating manufacturing, logistics, business, and community living. It currently employs around 75,000 people, with a target to reach 100,000 in the coming years. Unlike traditional CBDs, LiMa Estate's growth is directly tied to industry and logistics, attracting companies seeking expansion sites outside of Metro Manila. The estate offers a comprehensive ecosystem with export locators, BPO firms, commercial entities, and advanced transport and sustainability facilities.
The estate's success is attributed to its strategic location, with improved infrastructure projects shortening travel times to Manila. LiMa Estate is designed to be a self-sustaining urban center, with integrated utilities and sustainability systems. The estate includes an electric vehicle shuttle system, wastewater recycling facilities, and an eco-materials hub. The project is expected to expand further with the planned Manila-Batangas Bugtong-na-Pulo–STAR Toll Interchange, which will provide direct expressway access to Biz Hub and improve connectivity.
LiMa Estate's rise signifies a shift in Batangas' identity, transforming it into a competitive regional business hub. It offers a modern office environment, residential communities, and educational facilities, making it an attractive destination for businesses and talent. While challenges remain, such as ensuring long-term demand and managing potential congestion, LiMa Estate is poised to play a crucial role in decentralizing economic development and driving growth in Southern Luzon.
