BEYOND Developments has unveiled SIORA, its first beachfront masterplan on Dubai Islands, marking a significant expansion into coastal destinations. This follows a year of rapid growth, including nine launches and over AED 10 billion in sales, demonstrating strong market confidence in BEYOND's design-led approach. SIORA, spanning over two million square feet, aims to redefine urban coastal living, aligning with Dubai's 2040 Urban Master Plan by prioritizing well-being, walkability, and nature.
Inspired by Japanese garden philosophies, SIORA is designed as a coastal sanctuary centered around the concept of "ikigai," finding purpose in everyday life. The masterplan dedicates over 70% to open green spaces, creating over 1.5 million square feet of landscapes along a 6km beachfront. This design promotes social connection and well-being through shaded routes, landscaped terraces, and curated cultural and artistic installations influenced by Japanese aesthetics.
Sustainability is a core element, integrated through three guiding natural forces: Kaze (wind), Mizu (water), and Kage (shadow). These principles enhance natural ventilation, moderate the microclimate, and optimize building orientation to reduce heat gain, creating a harmonious environment where design, nature, and sustainability converge. SIORA will offer a complete coastal ecosystem of homes, hospitality, and lifestyle experiences, setting a new benchmark for waterfront living on Dubai Islands.
